Buying A Home
Purchasing a property can be an overwhelming and stressful experience - even if you have done it before - but it can also be one of the most exciting and memorable.
Over time, few investments have kept pace with the capital appreciation that residential property has enjoyed. The advantage is that you can live in and enjoy the investment. So how can you get the most out of your property purchase?
- Your budget – calculate how much you can afford by contacting Century Law Limited, Independent Financial Advisers.
- Your requirements – consider the practicalities and buy for the right reasons.
- Arrange viewings – investigate available properties, shortlist and view.
- Make an offer - understand how to put forward an offer.
- Offer accepted - make sure you are in a position to move forward.
- Surveys - these are normally tied to mortgages but can be arranged separately with a qualified surveyor.
- Legal work - choose your solicitor with care (we are able to offer recommendations).
- Exchange - now legally bound to complete the contract
- Completion - all monies transferred and it's yours!
- H.I.P.S - Home Information Packs - (Due to start June 2007)
Although the content of H.I.P.S. has not yet been finalised by the government, we understand that the packs will have to include:
a. A property condition report
b. Legal documents supplied by a solicitor including local authority search, enquiries, deeds and fixtures and fittings lists
